According to the above table, the excess amount will be returned. In case of cancellation, we will try our utmost to rent out the villa again. If villa can be rented out for the same period/ same value, only a cancellation fee of 25,- € applies.
Cancellation by owner: Cancellation by the owner is only accepted if the motive for cancellation is absolutely inevitable. In this case, Resort Villas Andalucia will offer the client an alternative, equal accommodation. If no equal accommodation is available a higher standard accommodation will be offerd (at the owners expenses) or money will be returned to the client. Resort Villas Andalucia, S.L. can not be held responsible.

We will try our best to make this possible, but confirmation can only be given 48hours prior to arrival/departure.
Arrival / hand out keys
Please approach the Resort Villas Andalucia office (Calle La Torre 60, door 2, 11190 Benalup (Cadiz) which is easy to find. Since an employee will await you and guide you to your villa, we kindly ask to inform us of your arrival time and present yourself at the time previously arranged.

For arrivals at night time (after 24h) we have a night-safe at your disposal. You will be given a four digit code to access the safety deposit box.
With the payment of the rental price, a 500 Euro deposit needs to be deposited. It is a security deposit for the house owner, which will cover breakage or misuse of furniture and devices or acts of vandalism. This deposit will be refunded between 1 – 14 days after check out, once we have received the OK from the cleaning staff in charge.
The deposit can be paid via bank transfer or credit card.
Opening hours Resort Villas Andalucia office
The office is open from Monday through Saturday from 10h to 18h (may be closed for lunch on some days from 13h-14h). If you arrive or leave outside this office hours, please contact the office to make arrangements so somebody will be present.
From Monday through Sunday from 8h to 20h the Resort Villas Andalucia office can be reached by phone.
The rental price includes
-water, electricity and gas
-cleaning with change of towels and linen after one week.
Safety deposit box
The personal belongings of the house tenants are not insured; please use the safety deposit box!
WIFI access is granted as a courtesy and is not part of the contract. The owner of each villa has tried his utmost to choose an installation that provides best internet access possible, but due to the rural situation, the signal might be weak or interrupted at times. For this reason, the internet access cannot be subject to complaints or compensation.
Brief power cuts can occur in this rural situation. A power cut may cause malfunction of hot water, air-condition or WIFI. In most cases, pushing the reset button of the devices solve the problem. Each villa provides an information folder that will give instructions for easy and quick solutions.
Brief power or water cuts, visit of ants or disruption of TV signal due to strong winds are common problems for this region and cannot be subject to complaints or compensations. But please feel free to contact the Resort Villas Andalucia office, maybe we can help.
We kindly ask the guests to contact the Resort Villas Andalucia office when damage to the furniture or installations occurred.
if severe problems or malfunction of devices are encountered, the Resort Villas Andalucia office must be contacted. The owner must be given a reasonable amount of time to resolve these issues.
Compensation payments will only be considered if no solution has been found and enjoyment of the holiday has suffered considerably.
Any complaint must be expressed during the holiday. Complaints received after check-out cannot be accepted.
The garden and pool need attention during the stay of guests. We will try our utmost to respect our clients privacy, but access needs to be granted to the gardener. If we need access to the house, we will try our best to contact the client before. We ask our guests to leave their mobile number with the Resort Villas Andalucia office.
Cancellation of contract
Acting on behalf of the owner, Resort Villas Andalucia may dissolve the contract if the tenants repeatedly infringe the house rules by (for example)
*bringing pets without advising
*using the house with more people then confirmed in reservation
*damaging and misusing the property and inventory
In this case, compensation will not be granted
In case of Early departure, no refund can be granted
The key needs to be returned to the Resort Villas Andalucia office. Remember that the office is closed on Sundays. When leaving on a Sunday, please make arrangements with the office a couple of days prior to the departure. When leaving the property, please leave the villa in a tidy condition. Crockery should be washed and all garbage taken to the public container. Garbage container for waste, paper or glass are situated between urbanization Abejas and Paraiso (see map).
The inspection of the villa in order to return the safety deposit will be done by the cleaning lady in charge. There is no need to wait for a person for inspection and approval prior to the departure.
Neither Resort Villas Andalucia nor the owner can be held responsible for any accidents that occur during the stay. Please pay special attention to the risks involved in using the pool or roof top terraces. Do never leave children unattended close to the pool (even if fenced off) or on the roof top terrace. A golf course is situated within the resort. Golf balls may stray so please be careful when using the garden or public areas.
Resort Villas Andalucia is working on behalf of the owner of the villas to find holiday guest and acts as a contact person during their stay. Anyhow, the rental contract is settled between the owner of the property and the client.
